Marston Gate Expansion

This development consists of mix of uses including B8 (warehousing and distribution) with associated B1 uses (offices and light industrial), and provision of a lorry park.
Prologis has developed a Parameters Plan following extensive environmental surveys and specialist assessments. It establishes the potential for development at the site and sets clear and defined building limits and heights.

It identifies three areas suitable for development, the maximum heights for buildings and the areas of public realm and landscaping.

The maximum development floorspace shown in the parameter plan is 166,000 m2 over 30 hectares. The maximum proposed building height is 21.5 metres. The parameter plan excludes development from the northern most part of the site, which will be set aside for woodland planting. Also proposed are wide buffer zones and additional planting around the site, particularly on the eastern boundary to reduce visual impacts
